Capital Gains Tax
ONLY£15A MONTHUnderstand the difference between income and asset disposals, and why some property gains need action before your annual return.
In developmentWho this guide is for
Sole traders and landlords disposing of property, shares, cryptoassets or other assets that may create a taxable gain.
Covered in this guide: Capital Gains and asset disposal information for the annual return.
A property sale may need an earlier report
For UK residents, Capital Gains Tax due on a UK residential property disposal generally needs to be reported and paid within 60 days of completion. Do not wait for the annual MTD return to address that obligation. Non-residents have different reporting requirements for UK property and land, including cases where no tax is due.
Sale proceeds are not the taxable gain
Keep the acquisition cost, disposal proceeds, relevant fees and details of improvements or other allowable costs. Reliefs, losses and ownership shares can affect the calculation. For shares, retain the transaction history needed to apply the identification and pooling rules; a bank receipt alone does not show the gain.
Crypto disposals are not limited to cash withdrawals
Selling tokens, exchanging one cryptoasset for another or making certain gifts can count as a disposal. Retain dates, quantities, sterling values and fees across exchanges and wallets. Some crypto receipts may instead be income, so separate the source of a receipt from a later disposal when organising the evidence.
Your questions, answered
Does my annual return replace a 60-day property report?
No. Where a separate property reporting and payment deadline applies, the annual return does not remove it. Keep both records and account for any tax already paid.
Can Avona calculate my crypto gains today?
The Capital Gains annual-return feature is in development. Automatic crypto gain calculations and transaction matching are not being claimed as current capabilities.
Should I put the sale price into quarterly rental income?
Do not treat a capital property disposal as ordinary rental income. Keep disposal records separately and establish the appropriate capital gains treatment.
